Home / How We Bid
Every job is walked onsite and bid individually.
That is why you will not find price ranges on this site. The number comes after we have seen the job.
Onsite walk-through
We look at every elevation, probe for rot, check siding and trim condition, measure, and talk through colors and products.
Written, itemized bid
Prep, repairs, siding, painting and options are listed line by line with one lump-sum total.
Repairs and prep
Rotted wood is replaced, siding is repaired or installed, and surfaces are cleaned, scraped, caulked and primed.
Finish and walkthrough
Finish coats go on, the site is cleaned up, and we walk the house with you to check every detail.
Why we do not publish prices
A repaint on sound siding and a repaint with a dozen rotted boards, failing caulk and second-story access are very different jobs. A price range would mislead both owners, so we bid after we have seen the house.
What is in the written bid
Each bid lists surface prep, wood or siding repair, siding installation, painting by area, and any tongue-and-groove or trim work as separate line items, followed by one lump-sum total. Options are priced separately. Exclusions are written down.
Hidden rot
Some rot only shows up once old siding or trim is removed. Your bid will explain how any hidden damage is handled, including unit pricing for additional replacement, so there are no surprises in how it is billed.
